Project Scope: Exterior cladding installation to enhance the curb appeal of the building.
Ashill Commercial, the landlord of a four-storey office building on Crescent Road, Tunbridge Wells, faced a challenge: all floors of the property were vacant. To attract potential tenants, they wanted to make the building more visually appealing.
ReSpace was engaged to provide a solution that would modernise the building’s appearance and improve its marketability.

Visual Appeal and Design:
- To create an attractive facade, we installed external Millboard cladding to the front and side of the building’s ground floor. This cladding was designed to give the property a fresh, modern look that would appeal to prospective commercial tenants.

3D Visualisation and Client Approval:
- To aid in decision-making, we created a 3D visualisation of the proposed cladding design. This allowed the client and relevant authorities to see the anticipated outcome before installation, streamlining the approval process for all parties.

Enhanced Design Assurance and Compliance:
- Following the Grenfell Tower fire in 2017, building cladding projects must meet stringent safety and design requirements. Our team collaborated closely with Millboard, the cladding manufacturer, to develop a compliant installation design.
- The team modified the traditional timber cross battening framework (50mm deep) to a 25mm deep slotted galvanised steel top-hat batten system. This change provided the necessary ventilation behind the cladding while reducing overall depth, allowing the installation to integrate seamlessly with existing features like the entrance door framework and intercom access panel.
- To ensure full compliance, ReSpace recommended and coordinated approval from Building Control, completing the process through an Approved Inspector for added client reassurance.
Despite challenging weather conditions the commercial cladding project remained on schedule and ReSpace were able to complete the project within the anticipated timeframe.
The Tunbridge Wells based office building now boasts a contemporary and appealing exterior that enhances its attractiveness to potential tenants.
